“You qualify!” Those may be the words you long to hear when looking to buy a home, but on today’s show mortgage agents David van Noppen and Susanna Penning discuss why the words “Yes, you can afford it!” are the ones you really want to hear!
Together with Reb, they discuss the influence of greed on home purchases, and how in today’s real estate market, people need to consider long-term dreams and lifestyle goals so that a mortgage doesn’t drain those pursuits.
“People may need to scale back their wants in terms of house purchases, if they take an honest look at their dreams and goals over the long term,” Dave says. “A home purchase is the biggest financial decision some people will make and they need to take it seriously, by looking at all kinds of factors, not just whether or not they ‘qualify’.”
A home purchase is an asset and is one of the ways that people build up equity.
“You don’t want to use your house as a bank account down the road,” Susanna says. “The qualifying number you are given should be used as a yellow light not an automatic green light for a home purchase.”
They encourage listeners to find a team of people they can trust including a mortgage broker, a real estate agent, and a lawyer who will look at your overall financial picture and advise you wisely.

What a great and timely show. Love your show! Just so many nuggets here! I especially like the idea of looking at your entire life now and looking ahead (current size of family and further plans…. possible layoffs or illness and more) and not just how your numbers line up today.
